OMG Fabulous! Also, a sauna is much better than a hot-tub.

Phinney ridge Westside, on the other side of Greenlake from where we are now, overlooking Ballard.

Beautiful! Can you remove those vertical posts in the kitchen and reinforce the ceiling beams? That would open things up in such a wonderful way. :) I can see how this house suits the two of you so well. :)

The vertical kitchen posts are extremely structural, and if anything could use a little *more* bracing. But that's okay, because in person the two columns don't line up with each other, so their relative position keeps changing as you go throughout the main floor. It's a pretty neat effect.

Hmm. I know sometimes you can put in ceiling beams if you need (or want) to remove a supporting wall. But if you like the beams, no need to worry! I can't wait to see it in a month!

Yeah, what he said. They already removed some beams to make the huge open livingroom, and the kitchen beams could stand to be bigger or better-braced. BUT the lines move around as you walk around creating visual interest, and the picture is deceptive about the size and openness of the dining room behind the kitchen, and also apparently there's some artist that made some special wrought iron braces for the beams (which the old owner took with him) that we have contact info for to see if they can make us some, and that would enhance the look of the beams as well.

Bathroom says: O HAI!

There's also a mosaic out front along the driveway by the same artist that did the bathroom.

Well, it's still an old house and still needs a lot of work, but it'll totally be worth it!
